All projects are unique and need a personalized plan. PMBOK and PRINCE2 do not offer a one-size-fits-all formula. CONSTRUCTION PROJECT MANAGEMENT
Project Management of a construction project requires a distinct set of skills and strategies that is quite different from the everyday, repetitive operation of an organisation. There is inherently more risk in the complex activities of a construction project than with the everyday operation of an organisation.

“Ravi was the Construction Project Manager working for the head contractor who recently completed a challenging project renewing heating and cooling systems for SKYCITY. The project works included:
- The delivery, installation and commissioning of 6 new Gas fired Boilers that replaced four gas fired boilers and included flue modifications, mechanical & electrical control modification along with new VSDs and pumps.
- The delivery, installation and commissioning of 2 new water cooled Chiller units and two new cooling towers. This included commissioning with BACnet interface and included the replacement and upgradation of primary chilled water pumps, installation of new condenser water circuit and installation of a new water treatment system.
This project was a challenging job that required continuous operations to continue with zero down time allowed. Works had to be undertaken in a phased manner so that overall hot water supply & cooling capacity was provided to the facilities on 24/7. Throughout the project, Ravi demonstrated his ability to communicate effectively with a diverse range of internal SKYCITY stakeholders to ensure little or no interruptions to the business operations while works were carried out.

Private Mixed Development
“We recently engaged Ravi for one of our mixed development project that comprised residential, apartments and commercials units to provide professional and independent project management services.
Through prudent management Ravi managed to deliver a sizeable amount of saving by reconfiguring the originally approved storm-water network on the Council EPA. Ravi helped us reconfigure the Vector’s gas and electricity and Chorus fibre design plans and saved the development large sum of money. He also arranged good rebate returns from the service providers bringing our costs for services down to less than 40% of what was budgeted. The scheduling and sequencing of works was well planned that it resulted in completing multiple tasks within selected work activities saving costs and time.

“Our project was one that was challenging in that it is sited on a special character area overlay and required an AAE under the Auckland Unitary Plan Operative in Part (AUPOiP) in Schedule 15 that came with character preservation and demolition restrictions. In essence the resource consent required heritage consultants on top of an architect, planners, structural, civil and geotechnical engineering input.
We engaged Ravi Morris to assist with the project management of our residential project. He helped us through the challenging phases of consultant procurement & management for council resource and building consents through to the management of the construction works. The work was phased into 3 stages to ensure quicker consents and ensure continuity of work to achieve the planned schedule. His involvement also greatly helped us manage the construction team, control costs and track the work progress against set baselines.

Community Residential Projects for Kainga Ora
We engaged Ecolink Projects to provide project management services for number of our development projects including community residential projects for Kainga Ora. The decision to give them a shot wasn’t difficult to make after meeting their Principal Consultant, Ravindran Morris in 2019 at a mixed development project site and subsequently having a few chats with
him over coffee.
Ravi’s performance stands out on many fronts. It takes a level head with poised composure to ride the challenges and deliver results with a positive mental attitude. Having been in the business for some time now, we understand development is not free of challenges and requires the right person to support our efforts to continue to be able to deliver our projects with high quality, on time and on budget. The inherent challenges of scope and change management is critical and an experienced consultant who understands construction through the various phases is vital to determine the magnitude of scope creep and its effect on time and budget. This consensus to accept and agree on a risk sharing approach ultimately depends on an understanding and appreciation of its effect on all the parties involved in a collaborative, teamwork environment. I can say that we have been guided through the intricacies with great satisfaction. Ravi’s transparent and collaborative management style backed by his ability to nurture the teamwork approach gave us comfort that scope changes are well managed in an equitable manner.
Ravi has also been engaged in the capacity of Engineer to the Contract for some of our major residential projects funded through commercial banks where he managed the NZS3910:2013 form of contract to our satisfaction with his technical knowledge and experience. Ravindran Morris is a Director of Ecolink Projects Ltd. He is an experienced Project and Development Manager with more than 25 years of industry knowledge acquired from working in South East Asia and the Middle East with 8 years in NZ working with a major property development company, commercial construction company and a project management consultancy company where he was responsible for coordinating and implementing various property development projects, from inception through to completion.
Having worked on large scale residential, commercial and township developments, Ravi’s experience spans across business analysis roles to determine requirements for executive mandate, identified viable options, proposed development approach, prepared project charter, defined project scope, coordinated design and package procurement, managed cost plans including contract negotiations. His experience within the capacity of portfolio and programme management roles include project cost/benefit analysis, feasibility studies, procurement strategies, engaging and managing consultants/construction teams.
His contractor side experience include contracts management, risk management, planning, scoping, requirement identification, CPM charting & scheduling, resource planning, project tracking, change management, stakeholder management, cost flow planning, managing regulatory compliance and dispute resolution.
Ravi is a member of PMINZ, NZIOB, NZGBC and WorksafeNZ. He is PMP® and PRINCE2® accredited. With academic qualifications in construction, projects, risk and business management and with experience working on different sides of the industry (developers, main contractors and consultancy outfits), Ravi’s approach to project management comes with a practical and well-rounded understanding of construction management offered with a deep appreciation for the social, economic, environmental and cultural objectives that a development may be aligned with.
